北温新规正式推进,未来建房或“禁挖地下室”?

大温的独立屋业主和准备建房/翻新的朋友们注意了!北温区最近全票通过了一项颠覆性的区划条例修订预案,未来这里的单户住宅格局将发生彻底改变!

新规如果通过,可能最早在 7月底 就会正式实施。花花帮大家划了4个核心重点,关乎你的钱包和未来的房子长相:

1️⃣ 地下室不再“隐形”,失去面积豁免 ❌

过去建地下室的面积是不计入物业总允许建筑面积(容积率)的,等于是“白送的面积”。但新规实施后,地下室面积将全额计入总容积率!这就意味着,如果开发商选择挖地下室,就会大大牺牲地上的居住空间,变相用政策“逼”大家放弃地下室。

2️⃣ 独立屋允许“长高”到3层 ⬆️

不让往下挖,那就往上盖!为了弥补没有地下室的空间损失,新规允许住宅建得更高。带有坡屋顶的房屋最大高度可达11.6米(38英尺),最高可以建到 3层楼!未来的北温独立屋社区,景观可能全面大洗牌。

3️⃣ 车库同样面临“面积缩水” 🚗

为了把更多空间留给主居住区,未来车库也将失去面积豁免权,同样计入最大建筑面积。建大车库还是建大客厅,业主得做抉择了。

4️⃣ 庭院独立辅助住宅(Coach Houses)大放宽 🏡

这是新规里为数不多的“发糖”政策!

最大建筑面积从现在的 968 sqft 扩大到 1,400 sqft。

只要建Coach House的物业,还能额外获得 500 sqft 的建筑面积奖励!

💡 为什么要取消地下室?

区政府给出了三大理由:

居住环境差:地下室往往是出租用的次级套房(Secondary Suites),常年缺乏自然光,对租客不友好。

生态安全隐患:大肆开挖地下室破坏了自然地下水位和树木根系,更容易引发暴雨洪涝。

成本高、碳排高:土方开挖和灌注混凝土是建房里最贵、最不环保的环节。

⏳ 接下来是什么进度?

北温区计划在 6月晚些时候 举行公众听证会。如果顺利,最快 7月底 新政就会落地,将波及该区约 20,000个物业。

2️⃣ 额外补助金(Additional Grant)

📍 BC省其他地区: 最高可拿 $1,045!

⚠️ 房子太贵怎么办?

如果房产估值超过 207.5万加元,补助会逐步减少(每高出$1,000,补助少$5)。

🚨 避坑指南:今年门槛降低了!

划重点!今年的估值门槛从去年的217.5万降到了207.5万!这也是自2020年以来政府首次下调门槛。

主要是因为大温低陆平原的住宅估值整体持平或下降了约10%(温哥华独立屋中位数降到了209.2万)。

💡 这意味着:部分去年能拿全额补助的业主,今年可能因为新门槛而拿不满或者拿不到了! 赶快查一下你家今年的Assessment!
