1. 成交量小涨:8 月份温哥华房产成交 1,959 套,比去年同期 1,904 套多一点点。说明市场没完全凉透,买家还在出手。

2. 联排住宅销量上升 10.5%:虽然数量不大,但说明有买家在关注中等价位房源,尤其是入门级联排或小型多户住宅。

3. 利率有希望下降:加拿大央行可能在 9 月降息,如果真降,贷款压力减轻,买房门槛可能会低一点,钱包也能松口气 😎

4. 低利率环境仍是买方利好:对于手头资金够、想趁市场低迷入手的买家来说,现在可能是抢筹码的机会。

⚠️ 坏消息

2. 高物业费扎心:联排别墅每月物业费 500–700 加元,让很多买家直接跳过,干脆冲独栋或多户住宅,省得每月多掏钱。

3. 经济不确定:美加贸易战 + 失业率上升,买家更谨慎,房市没那么火爆了。
