提案曝光!温哥华空置公寓或被征税$5万?!

温哥华的小伙伴们注意⚡,市议员肖恩·奥尔(Sean Orr)准备向市议会提案,把空置房屋税(EHT)调高——意思很简单:房子空着也要交钱!

💡 提案要点:

税率要涨:现行3%,计划到2026年直接涨到5%

举个例子:一套价值100万加元的空置公寓,原本交3万税,新提案可能直接飙到5万💸

新房也“中招”:现有免税政策可能取消,新房库存从2026年起也可能征1%空置税

未售新房逐年加税:目的就是让房子尽快有人住,不要闲置

📊 为什么要提这个方案?

市府希望房子有人住,增加租赁供应,同时筹点可负担住房资金

空置房数量明显下降:2017年约1000套 → 2022年约100套 → 2023年继续下降

⚖️ 可能影响:

房东/投资者:空置房被认定就得交钱,最高可能$5万/套

开发商:可能被迫降价卖房,但建房成本高,能不能卖得动还不一定

购房者:未来房源供给、售价和租赁市场都有可能受影响

温哥华房市压力大:贷款利率高、建房成本涨、销售不太理想

部分开发商项目停工、取消或者被接管

今年夏天开发商还呼吁放宽外国买家禁令和省级附加税,希望项目顺利推进
