📉 震惊!独立屋要成“理财绝版”了?

数据显示,大温的独立屋开工量直接从2016年的5000多套,暴跌了接近60%,到去年(2025年)只剩2000来套了!

现在温哥华、本拿比、列治文这些核心区,新盖的独立屋基本趋近于0️⃣!满大街全是公寓。以后想买新的独立屋,只能往素里、兰里这些周边大后方跑了……

🧐 颠覆认知:收入低,却在“高价抢房”?

报告里最让人大跌眼镜的是关于我们华人/亚裔等新移民的买房现状:

第一年就买: 超85%的工签、学签、新PR,拿到身份第一年就火速入市!

反差拉满: 和本地土著相比,华人新移民的报税收入整体偏低,但买的房子总价却更高!

买房狂魔: 本地人喜欢存RRSP养老金,新移民则是“有钱就买房”,把房子当成唯一的财富安全感。

⚠️ 光鲜背后的“硬扛”:抗风险能力变弱

但是!这种“高负债、买豪宅”的模式也带来了一个扎心的事实:

35岁以下的新移民房主,每个月的房贷月供远高于同龄的本地土著。高负债意味着抗风险能力更弱,一旦楼市波动或者利率调整,新移民往往是受影响最深、压力最大的那一批。
