在温哥华,如果你想看一个小区的上限,别看外立面,看超市。

顶级圈层:Whole Foods Market。 这就是温哥华的“阿嬷手作”。只要它出现,周边房价基本就是区域天花板。它代表了一种对有机、健康和高昂溢价的默契认可。

大温新规震撼来袭!房东不降温最高罚$750/天!

☀️ 大温的夏天又要来了,大家还记得 2021 年那个可怕的“热穹顶”吗?那场高温在 BC 省造成了数百人死亡,其中新西敏市的人均死亡率更是全省最高之一,很多悲剧都发生在闷热的老旧出租公寓里。

这次,政府终于出手了!大温地区的新西敏和温哥华两市同步推出新举措,矛头直指租房市场的“高温隐患”。这不仅仅关乎舒适度,更是关乎人命!

📍 新西敏 (New Westminster):硬核新规,全加首创!

新西敏市议会最近刚通过一系列具有里程碑意义的新附例。这次的改变非常“硬核”,直接规定了室内温度的“天花板”!

强制“最高温”: 房东必须确保出租单位中至少有一个房间维持安全温度。

硬指标: 这个房间在晚上 8 点到早上 8 点之间的平均温度不得超过 26 摄氏度。

巨额罚款: 如果房东未能达标,最高可被罚款 $750/天!这绝对不是闹着玩的。

租客保障: 市政府此前已经明令禁止房东限制租客使用空调等降温设备。同时,还将新增执法人员,定期检查出租楼,确保新规落实。

市长 Patrick Johnstone 的话很扎心:“法律保障租客在寒冷天气里的供暖权利,防止被冻死。但同样,我们也不能眼睁睁看着有人在家中因高温丧命。”

📍 温哥华:50万资助,改造老旧住房

与此同时,温哥华也在行动。温哥华市议会批准向非营利组织 Downtown Eastside SRO Collaborative Society 提供 50 万加元的资助,专门用于改造 6 栋单间出租房 (SRO)。

设立“清凉室”: 这些改造将设立专门的避暑空间,帮助弱势群体躲避热浪。

硬核升级: 改造内容包括安装热泵 (Heat Pumps)、改善供水系统以及基础翻修。值得一提的是,热泵在冬季也可以作为取暖空间使用,可以说是冬暖夏凉的利器。

检查你的出租单位,特别是老房子。考虑安装便携式空调或为窗户增加隔热膜。

不要因为怕麻烦就限制租客降温。如果因为高温导致事故,房东的责任很大。

1. 烟酒税上涨 2% 🍺

无论是在 BC Liquor Store 还是大温遍地的 Craft Breweries,酒精消费税正式上调。

影响: 虽然单瓶啤酒可能只贵了几分钱,但对于爱去酒吧、爱喝两口的朋友,生活成本又悄悄涨了一截。

2. 碳税涨了,但BC省民别慌!⛽

这两天大家都在刷“碳税上涨”的新闻,但咱们温哥华的朋友要注意:BC省去年已经取消了针对个人的省级碳税!

所以,4月1日后温哥华油价的波动主要是受国际油价和炼油厂影响,并不是因为个人碳税调价。咱们在大温加油,心态可以稍微稳一点点。

查账关键词: 登录CRA My Account,搜索 “Canada FBNB” 或 “BC Climate Action Tax Credit”。
