素里Cloverdale Sport & Ice Complex来了,这座冰上中心整整等了十年,从规划到动工一路坎坷,现在终于落成,成为大温最新最火的运动新地标。一走进场馆,就能感受到现代感和专业感,冰场明亮干净,空间非常大。无论是家庭周末溜娃,还是冰球、花滑爱好者练习,都能找到属于自己的角落。

温哥华市议会最近计划调整空置税政策,目的很明确:让制度更公平、更灵活,同时堵住一些房东钻空子的漏洞。对于房东来说,今年要特别关注这些变化,避免多交税或者麻烦上身。

1️⃣ 申诉期限更灵活

以前,如果房屋被认定空置,房主只有90天可以申诉,最晚一年内完成。现实中,有些房东因为生病、出差或其他特殊情况错过了期限,结果多交了税。

🔹 新规允许在特殊情况下延长申诉时间

🔹 超过一年也能补交,但需要缴纳象征性5%罚金

🔹 如果确有特殊原因,罚金可以酌情减免

✅ 这意味着房东在特殊情况下有更多“补救机会”,不用担心因为错过申诉而多交冤枉税。

2️⃣ 豁免条件收紧

以前,有房东通过“轻微装修”声称房屋在开发中,从而逃避空置税,比如刷墙、换地板、改厨房布局等。

🔹 新规明确,只有真正的实质性开发活动才能享受豁免

🔹 小修小补不再算,空置税真正鼓励房屋回到市场

医疗豁免是为了长期或严重治疗需求的房主准备,但过去有人以离诊所近为由申请免税。

🔹 确保政策只惠及真正因医疗需要而拥有第二住所的房主
