❌ 不是“空屋才申报”

✅ 是:只要你名下有房,就必须申报!

❗不申报会发生什么?

根据温哥华市府官网说明👇

如果你 没有在截止日期前完成申报:

📄 会收到一张 $250 的违规罚单(Bylaw Notice)

🏠 房屋将被直接视为空置

💰 还要额外缴纳 房屋空置税

👉 很多屋主就是因为“以为自己自住不用管”,结果被罚。

🏠 什么是温哥华房屋空置税?

空置税始于 2017 年

目的:增加住房供应、缓解住房负担

每一位房主,每一年,都必须提交申报表

⚠️ 再强调一次:即使你自己住在房子里,也必须申报!

✅ 哪些情况可以豁免空置税?

部分物业在特定情况下可获豁免(例如:主要自住房,长期出租,特定家庭或法律原因等)

大温真相: 别被全新的欧式大吊灯和高级地板晃了眼!很多投资客在 East Van(温东) 扫货后速刷油漆,甚至连 Permit(许可证)都没拉。入住后下大雨,地下室漏水能让你绝望。

💡 避坑: 必须查房屋持有历史,半年内转手的要严查水电和结构。

2️⃣ 违规地下室:想收租?先看市府脸色

很多宝子盯着 Surrey(素里) 或 Langley(兰里) 带两层出租单元的房子,觉得能 Cover 房贷。

大温真相: 温哥华对 Illegal Basement Suite 查得很严!如果层高不够、没开防火窗,被邻居举报一次,City 就能让你强制拆除。到时候不仅没租金,还得背一屁股债。

💡 避坑: 看房带把卷尺,量量层高,顺便查查该区域是否允许 Secondary Suite。

3️⃣ 历史“毒房”:大麻屋 (Grow-Ops)

大温有些地块大的老房子,价格低得诱人。

大温真相: 这类房子当年为了种大麻,湿度极高,霉菌可能已经吃进了木头框架。在 Richmond(列治文) 或 Maple Ridge(枫树岭) 的一些老房,一旦被列入大麻屋名单,以后保险公司直接拒绝受保,房贷也没戏。

West End 或者 Shaughnessy 的老房子美如画?
